There are two ways out of IslandWalk, and only one of them shows up in the brochure. The front gate puts you on Tamiami Trail, waiting at a light with everyone else headed toward US 41 traffic. The back gate puts you on a golf cart path that ends, a few minutes later, at a Publix parking lot inside Downtown Wellen. Most people who buy in IslandWalk hear about the pickleball courts and the resort pool before they ever hear about that back gate. Ask anyone who has lived here a full season which one actually changed their week, and the gate wins every time.
That is the part the amenity lists tend to skip. IslandWalk is not one town center, it is two, connected by a cart path most residents use more than their car.
The Gate That Does the Actual Work
IslandWalk's formal entrance opens onto Tamiami Trail, built for cars the way every gated community's front door is. The back gate is quieter and built for something else entirely. It opens directly into Downtown Wellen Park, close enough that residents make the trip by golf cart rather than getting in a vehicle at all.
That distinction matters more than it sounds. A five-minute drive to Publix means finding your keys, backing out, waiting through a light, and finding parking. A two-minute cart ride means none of that. It is the difference between an errand and an interruption, and it is the reason so many IslandWalk residents register their carts for street use and never look back.
On the other side of that gate right now:
- Publix, for the actual grocery run
- CoolToday Park, where the Atlanta Braves hold spring training each year
- The Landing, a fishing pier on Downtown Wellen's 80 acre Grand Lake
- A three mile lakefront trail, plus paddleboard and kayak rentals
- Solis Hall and the Great Lawn, where the community's markets and outdoor events happen
None of that required IslandWalk residents to leave their own neighborhood by car. That is the actual value of the back gate, and it is the kind of detail that never makes it onto a floor plan brochure.
The Town Center Nobody Photographs
Here is what most guides to IslandWalk miss entirely: there is a second town center, and it is inside the gates, not outside them.
Long before Downtown Wellen existed, IslandWalk built its own small commercial node near the front entrance: a café, a bank branch, a post office, a gas station, and a car wash, the kind of village-style convenience cluster that lets residents run an errand without leaving the community at all. Alongside it, longtime residents have their own running list of neighborhood favorites. British Open Pub comes up often as one of the few spots nearby where you can get prime rib at lunch, which matters if you are the type who wants the bigger meal midday and something lighter at home later. Made In Italy has its own following for pizza, and Croissant & Co. gets mentioned as a go-to for a morning pastry before a lap of the trail.
None of that competes with Downtown Wellen. It predates it. And it means a resident who wants a quick lunch or a coffee run has a choice most newer Wellen Park neighborhoods do not: stay inside the gates entirely, or head out the back for something bigger.
What's Changing Down the Cart Path This Fall
Downtown Wellen has spent the past year adding to what is already on the other side of that back gate, and the rollout has been slower and more staggered than the original announcements suggested, which is worth knowing if you have been waiting on a specific opening.
As of this summer, several Phase II tenants are already serving customers: Easy Does It Comfort Kitchen, the comfort food concept from chef Spiros Stogiannis, who built the menu around loaded tater tots and smashburgers. Agave Bandido, a Mexican inspired kitchen and tequila bar, has opened its doors with hand painted murals and a menu built for sharing. Club Pilates and Woof Gang Bakery & Grooming are both running as well, which matters if your golf cart route already includes a stop for the dog.
Not everything is on schedule. Grain & Berry, the acai bowl and smoothie concept, was originally grouped with the spring and summer openings but has since been pushed to early October. La Maison, a French patisserie from the team behind Sassy Tarts, Nico B's, and the Hideaway, is still finishing out its space. The lesson for anyone tracking these openings from inside IslandWalk is the same one that applies to most construction timelines here: treat "summer 2026" as a range, not a date, and check before you plan an outing around a specific storefront.
The bigger addition, a 149 room Marriott Tribute Portfolio hotel called Wellmar, broke ground in January and will bring a rooftop restaurant and bar overlooking Grand Lake when it eventually opens. That one is expected in early 2028, so residents hoping for a lakeside happy hour view from the rooftop have a longer wait ahead.
Two Loops, One Gate
Put the two pieces together and the actual shape of daily life in IslandWalk looks different than the standard amenity list suggests. This is not a neighborhood with one town center a short drive away. It is a neighborhood with two, and the choice between them happens dozens of times a month without ever touching a car door.
Stay inside the gates for a quick bite and you are at British Open Pub or Croissant & Co. within a few minutes' walk or cart ride. Head out the back gate and you are inside a town center still filling in its second phase, with new dining and services arriving in waves through the fall. Both loops start from the same driveway. Both are reachable by golf cart. And both existed well before most people considered them a package deal.
That is the part worth knowing if you already call IslandWalk home: the value here was never really the pickleball courts or the clubhouse square footage, impressive as those numbers are. It is the fact that an ordinary Tuesday errand run, coffee, lunch, a stop for dog treats, rarely requires leaving the golf cart seat at all.
